Terms of use

These terms are the agreement between you and Vail Digital ("we", "us") covering your use of RentalVue. By creating an account you accept them. If you are agreeing on behalf of a company, you confirm you are authorised to do so.
What RentalVue is
RentalVue is software for managing rental property: properties and units, tenants and leases, rent charges and payments, expenses, maintenance requests, and vacancy listings with inquiry capture. It is a record-keeping and organisation tool.
It is not legal, tax, accounting or financial advice. Mapping expenses to IRS Schedule E categories is a convenience to help you organise records — it is not a determination of what is deductible, and it is not a substitute for an accountant. You are responsible for the accuracy of your filings.
Your account
You need an accurate email address, you are responsible for keeping your password secure, and you are responsible for everything done under your account. Tell us promptly if you believe it has been compromised. One account is for one landlord or business; do not share credentials.
Your data, and your tenants'
Your records remain yours. We claim no ownership of them and use them only to provide the service, as described in the Privacy Policy.
When you enter information about tenants or applicants, you are responsible for having the right to do so and for complying with the landlord–tenant, fair-housing, privacy and record-keeping laws that apply where your properties are. You are also responsible for the content of any vacancy listing you publish, including that it complies with fair-housing advertising rules.
Acceptable use
- Do not use RentalVue to break the law or to discriminate against applicants or tenants.
- Do not attempt to access another account's data, probe our systems, or interfere with the service.
- Do not upload malware, or content you have no right to upload.
- Do not resell or white-label the service without our written agreement.
We may suspend accounts that do these things, and we will explain why unless doing so would compromise an investigation.
Plans and payment
RentalVue offers a free tier and paid tiers based on how many units you manage. Paid plans renew automatically for the period you chose until cancelled. Prices and limits are shown before you subscribe; if we change them, we will give existing subscribers notice before the change applies to their renewal.
Cancel any time — access continues to the end of the period you have paid for, and we do not prorate partial periods unless required by law.
Subscriptions bought inside the iOS app are billed by Apple through your Apple ID, and are managed and cancelled in your Apple account settings rather than here. Refunds for those purchases are handled by Apple under their policies.
Availability
We work to keep RentalVue running, but we do not promise uninterrupted service. We may take it down for maintenance, and we may change or discontinue features. If we discontinue the service entirely, we will give you reasonable notice and a way to export your records.
Ending it
You can delete your account at any time from Settings, which permanently removes your data. We may terminate an account for a material breach of these terms, or for non-payment after notice.
Disclaimers and liability
RentalVue is provided "as is", without warranties of any kind to the fullest extent the law allows. We do not warrant that it will be error-free or that the records it holds will be accurate — that depends on what is entered.
To the extent permitted by law, our total liability for any claim relating to the service is limited to the amount you paid us in the twelve months before the claim, and we are not liable for indirect or consequential losses, lost profits, or lost data. Some jurisdictions do not allow these limits, in which case they apply only as far as permitted.
Changes to these terms
We may update these terms. Material changes will be notified by email before they take effect, and continuing to use RentalVue after that means you accept them.
Governing law
These terms are governed by the laws of the State of Colorado, United States, without regard to its conflict-of-law rules. Disputes will be brought in the state or federal courts located in Colorado, and we each consent to that jurisdiction.
Apple
Where you obtained the app from the App Store, this agreement is between you and us, not Apple, and Apple is not responsible for the app or its content. Apple has no obligation to provide support for it. Apple and its subsidiaries are third-party beneficiaries of these terms and may enforce them against you.
